I'm Jerry Andrew Watkins III, and Biggest Little Realty is a nod to Reno — "The Biggest Little City in the World." I'm a local who genuinely loves Northern Nevada, Lake Tahoe and Las Vegas, and who knows the lifestyle these three regions offer: the high-desert seasons of the Truckee Meadows, the alpine rhythm of Tahoe's Nevada shore, and the resort-and-sunshine living of the Las Vegas valley.
My path into real estate started with a simple conviction — that the experience around a home matters as much as the home itself. Luxury, done right, isn't about price or square footage. It's about how a person is treated, and how well a home fits the life they actually want to live. That belief is what I built Biggest Little Realty around — and what I practice today as a licensed Nevada real estate salesperson with Epique Realty.
I said I'd choose my brokerage as intentionally as you'd choose a home. In August 2026 I did — Epique Realty — and that transparency isn't going anywhere.
For months, this section said something you rarely see on a real-estate site: that I wasn't licensed yet. I'd passed my exams and was deliberately choosing the brokerage that aligned with my values before I began practicing — and I said so, plainly.
In August 2026 I made that choice. I'm now a licensed Nevada real estate salesperson (NV license S.0205838) with Epique Realty in Reno, and I represent buyers and sellers myself — comparative market analyses, showings, offers and negotiation. What hasn't changed is the transparency. I still don't give legal, tax or lending advice; those questions belong with the appropriately licensed professionals, and I'll gladly point you to them.
