I'm Jerry Andrew Watkins III. I built Biggest Little Realty to be personal, transparent and unhurried — a quiet guide to luxury living across the places I genuinely love.

The biggest little story.

I'm Jerry Andrew Watkins III, and Biggest Little Realty is a nod to Reno — "The Biggest Little City in the World." I'm a local who genuinely loves Northern Nevada, Lake Tahoe and Las Vegas, and who knows the lifestyle these three regions offer: the high-desert seasons of the Truckee Meadows, the alpine rhythm of Tahoe's Nevada shore, and the resort-and-sunshine living of the Las Vegas valley.

My path into real estate started with a simple conviction — that the experience around a home matters as much as the home itself. Luxury, done right, isn't about price or square footage. It's about how a person is treated, and how well a home fits the life they actually want to live. That belief is what I'm building Biggest Little Realty around.

I've passed my exams — now I'm choosing the right brokerage. The agent you trust should be as intentional as the home you're choosing.

Honest about my status.

I'll be straight with you from the first word: I've successfully passed my real-estate licensing examinations, and right now I'm deliberately choosing the brokerage that aligns with my values before I begin practicing.

That means I'm not yet a licensed, practicing real-estate agent or broker, and I don't represent buyers or sellers in transactions. I'm not hiding this — I'm proud of it. It's proof I take the work, and you, seriously enough to do it right rather than fast. The agent you trust should be as intentional as the home you're choosing.
