What is Biggest Little Realty?

Biggest Little Realty is the personal real-estate website of Jerry Andrew Watkins III, a licensed Nevada real estate salesperson (NV license S.0205838) with Epique Realty, covering Reno, Sparks, Lake Tahoe and Las Vegas, Nevada. The name is a nod to Reno, “The Biggest Little City in the World.” Jerry listens to what you’re looking for, shares honest local knowledge, and represents buyers and sellers personally — there is no call center and no sales funnel.

Is Jerry a licensed real-estate agent?

Yes. Jerry is a licensed Nevada real estate salesperson (NV license S.0205838) and practices with Epique Realty in Reno. He was licensed in August 2026 — and for months before that, this site said plainly that he wasn't licensed yet. That transparency isn't going anywhere.

What does Jerry actually do for me?

Jerry represents you personally. You share what you’re imagining through the chat or contact form; he learns your brief — region, property type, budget range, timeline — then follows up himself: he listens first, shares the honest local read, prepares a comparative market analysis, arranges and attends showings, and helps you write and negotiate offers. Where a lender, attorney or CPA belongs in the picture, he’ll point you to one — those questions stay with the appropriately licensed professionals.

Can Jerry tell me what my home is worth?

Not with an instant number — this site and chat don’t give automated valuations. What Jerry will do, as your licensed agent, is prepare a real comparative market analysis (CMA) on your specific property. You can also start with the estimate tool at homes.biggestlittlerealty.com/sell and treat it as a conversation starter, not an appraisal.

What areas does Biggest Little Realty cover?

Three Nevada regions: Northern Nevada (Reno, Sparks and Carson City, including neighborhoods like Midtown, Somersett and South Reno), Lake Tahoe (including Incline Village on the Nevada shore, roughly a 35–45 minute drive from Reno via the Mount Rose Highway), and the Las Vegas valley.

Does Nevada have a state income tax?

No. Nevada has no state personal income tax and no state estate or inheritance tax, which is one of the most common reasons people relocate from neighboring states. How that affects your own finances depends on your situation — that’s a question for a CPA, and Jerry will gladly point you to one.

Will you spam me or sell my information?

No. Sharing your details means Jerry will personally reach out to help you take the next step. He collects only your name, your contact, and what you’re looking for — never sensitive information like Social Security or financial-account numbers — and your information is not sold.

How does Biggest Little Realty handle fair housing?

Biggest Little Realty does business in accordance with the Federal Fair Housing Act and treats every visitor equally. Areas are described only by objective characteristics — price range, property type, lot size, proximity to the lake or the Strip, commute and amenities — never by who lives there. For school data, you’ll be pointed to official district sources.

Articles are published twice weekly and draw on primary sources: the National Association of REALTORS®, Nevada REALTORS®, the Reno/Sparks Association of REALTORS®, Federal Reserve (FRED) mortgage-rate data, U.S. Census figures, and official city and county resources. Every article lists the sources it references, and none of it is financial or investment advice.

How does Jerry use AI and technology?

More deeply than any agent you've likely met. Jerry holds five AI certifications from Anthropic Academy (AI Fluency: Framework & Foundations, Claude 101, Claude Code 101, Claude Code in Action, and Introduction to Claude Cowork) alongside his Nevada real estate license, and he builds and hosts his own servers — they run this site's AI concierge, recompute its market statistics every morning from MLS records, and watch inventory around the clock so matching homes are flagged the day they list. The AI handles the watching, the math and the drafts; the judgment, negotiation and advice are Jerry's — that's what the license is for.
